Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

Just provide that with a simple LOX stating your plans changed and now you plan to hold.

The agent listed on the sign represents the Seller, which means they can't provide full service to you as a buyer.

I'm not an accountant, so could be wrong, but I think you're confused because it sounds like you're thinking that your cash-out refis somehow provided you with tax-free profit for the amounts you pulled out?  

Be sure to provide them with your expectations from the jump.If you work for an investor/asset manager: transparency is KEY, and knowing the market.

Besides, if the person doesn't give a glowing review, you know its probably the best review he can provide--not great news.
