What are the Pros/Cons of turning a one car garage into extra bed and bath?

I'm looking forward to your responses Pros & Non Pros! 

I didn't think a regular broker would be interested in a part time agent with one eye on future investing, but the more I read the boards, the more I see other people getting their licenses as part timers.I was hoping that some agents would shed some light on joining an online broker, and the pros/cons.Also, maybe you wouldn't mind answering some questions like:-Did you do it when you first got your license?

However there are pros and cons to both investments which aren't to be ignored.

There are so many pros and cons with the different avenues we can pursue it's a tad overwhelming but exciting.

I want to buy a multi-family property and I can buy 100% cash and then refinance once any repairs are done. Should I refi or is there an advantage to just get a mortgage up front? 

We are getting ready to build 35 more units and curious to pros vs cons on including water and sewer in the rent.
