You should always be able to get a straight answer - but its going to depend on the loan product type - conventional with hard hard and set rules, Non-QM/DSCR these are likely going to differentiate in some ways (including this area) among lenders, so it can be different by lender.Some DSCR Lenders for example are OK with Short Term Rentals which obviously wont have a lease (but may require other documentation like a listing or history). 

Lot's of listings around the metro have forgone putting out 'For Sale' signs in front of vacant homes for this reason.

But, yes, I've seen a few whole sale deals. 

So, there is a waitlist process.There is also a 365-Day waiting period after a home sale before the new owner may apply for the waitlist.

I don't hate the idea of leasing HVAC units.. however, marketability on sale of the property might be a little confusing as Theresa mentioned. 

If your intent is to always flip it, it is considered inventory just like any other goods for sale. 

Depending on your strategy, you could utilize a bunch of different loan products but you will most likely benefit from using a DSCR loan. 2.
