Once I have experience with the small multi family, I'd like to raise capital for the next one (about to start reading Raising Private Capital), using my first deal as a way to show experience.My question through my introduction is, who are some of the best commercial brokers in the area that I could connect with to find properties within this criteria?

Also to buy only properties where I can add value and/or have built-in equity as a bit of a cushion for if/when the market takes a dip.It’s not that I’m expecting to sell anytime soon, but I’d like to have the option to sell and the extra equity created allows me to do that.Finally keeping plenty of cash reserves and sources of capital open (lines of credit, private money).

I have the deal, but having trouble finding enough private financing.

The architectural style of the house makes it challenging to put gutters around the front roofline  due to some overhangs ( 2 on each side of the house that goes straight out in a rectangular shape like an inverted U shape but with sharp straight corners and there’s 1 middle overhang that’s like an inverted V shape that is also attached to the roofline and come straight out of the front so  rain water will come from those as the overhang covers a portion of the front and will kind of serve as an extension of the roofline.
