Can’t you buy some stuff as you go weekly from extra money you make at your w2 job ?

Right now, I'm hustling multiple jobs to build capital while I binge research and information.

Russell manages over 1000 units here in Greenville and they gave me a print out of all neighborhoods Market Rate and the Actual Rate they are rented for. 

Look at the filing fees and if you have a day job time off and decide if you will make more then it will cost.  

Next time it will be job loss, or unexpected car break down, or job loss, or on and on and on.The REAL question is are you going to manage your business in a professional manner by following and enforcing the terms of your lease or are you going to fall for every sob story a tenant gives you as an excuse for violating the terms of their lease?

I’d rather work one job and spend more time on real estate investing because you’ll be able to scale faster.

Of course the forums are helpful when you have specific questions but the podcasts do an incredible job of providing exposure to all different avenues of real estate investing.
