I had loopnet a few years ago before costar bought them and I used to pay about $50/month to access all loopnet listings and it included one premium listing post.

.- Vacancy Insurance - I am unsure of what the actual premiums would be for this, so I will have to call and get a quote since I was told this is usually higher premiums than rental insurance. 

If the risk free rate (20 year treasury) is 2%, how can you feel confident with a 1% risk premium?

But right now… all properties are selling at a premium.

Purchased into a proven premium plan, with about 25% of units being upgraded at purchase, we have upgraded ~60% at this time, collecting premiums in the process.

Lot rents are often in the neighborhood of $800/mo, so you'll have to be charging a premium to cover your expenses.

We were able to keep it all well within budget and should BRRR well with hopefully a slight premium on rent vs competition.The kitchen is about 13 x 8, with 10 ft ceilings. 

We re-designed the entire house to be able to charge a premium in the market.

But the fee ratio is very similar if your policy premium is $5k a year or $500k a year.
