I do think that you still could essentially "flip" new construction as @Nikki Yankowski references above - get a contract, and flip the property immediately after taking possession a year later. 

Networking and reading up on BP is a great way to start, and then to further refine and get specific, I'd advise getting in contact with an agent and lender that specialize in the strategy, areas, and property types that fit your goals. 

The only thing that is tricky is that a lot of roofers don't really specialize in flat roofs so you just have to get the right roofer who charges you fair prices.
