In an event such as you just experienced, I would report failed payments until I have regained possession of the apartment and had it relet.Speaking of possession, if you have not so done, check the tenancy laws in Maine to see if you need to go through the eviction process to regain possession of the unit (which technically still belongs to your tenants who are merely just "late" at this point).
