A minor point, @James Furlo, but participation loans are typically loans shared or sold between banks.

Has anyone recently had a successful BRRRR and is willing to share their team, including a realtor, general contactor, and lender? 

I know there are a lot of questions here, so I appreciate any advice/thoughts anyone is willing to share!

If you bought it on August 1 and then spent four months to evict, that would be four months of lost rent, plus the cost of eviction, utilities, and whatever other expenses, plus your time, plus the risk that the tenants trash the place on the way out.Price accordingly.
