If you have 12 months of business/personal bank statements to support the $20k/mo, you could be looking at rates in the mid-high 7s with good credit and 20% down (assuming second home).

@Jack Anderson We have seen properties with a purchase price as low as $150,000 benefit from a cost segregation study, but of course, the benefits of a study are different for each person and each property.
