There are also countless podcasts, YouTube videos, etc.Learn all you can, then look to fill any blanks you have left over.Understand you need to be prepared for the long haul. 

Moving forward I’ve definitely realized not all realtors are in the best interest of the investor, so I plan on future deals really being with someone that shares the same concept and passion thanks again Tim

versus, a seasoned, passionate waiter might say "'....tell you what, I'll have the chef plate the pasta separately, and you guys can both choose the entree you want.

That inspection should be documented with pictures and/or video and used as your comparison point for when they move out. 

But I lacked the knowledge and had no clue I was so passionate about its until later in life!
