Kind of a pain but no sense in throwing away 100 bucks in carpeting when it can be reused

For the contractor having to work around you in the middle of the project doing the sheet rock would be a pain. 

She wants to bring the guy to court so since he broke their contract and stopped paying, but not only can she not afford court costs, she lost the original contract (lol I know this is painful to read!).

Are there any North Philly rental investors or agents that can give me some more insight to your pain points or how to maintain success in a market that isn't "hot" even though the numbers are there to back it up?

You're sadly mistake there There is no secret in life you get what you pay for and anything under $55k is just headaches and pain.

Making these repairs could be costly.. however this will only be beneficial to you if your contract is strong and your contractor hasn't disappear/close shop.        

My first tenant ever was a disabled lady which did not bother to pay rent so I had to pay a lot to an attorney who is not able to find her as she disappeared.
