My wife and I used to live in Utah and still have connections to family and friends there so it is a good out-of-state option for us.

I'm purchasing several properties and I would like to set them up as lease options and hire a management company to manage them.

In my mind it seems like the best options may be to simply keep it as it is with only 1 bath OR create two separate units with a small kitchenette.  

Explore additional options that would of allowed me to get my cash out and keep the property.

I'm going to have the work done and pay the bill, but what are my options here?  

transunion offers one for free to you. once you've selected your prospective tenant, you submit their basic info (name, email, etc) into the TU site, and it asks what services you'd like: credit, background, etc. it will send them a link to complete the sensitive info like socials and such, and then charge them for the credit/ background check. or if you'd prefer to pay for it, you can select that option as well. ive been using this, pretty great so far!

yup definitely . would pick up a fix and flip under market . can be a condo, townhouse, apartment building etc . fix it up and either rent and refinance to hold or have an option to sell
