I have started to make offers on some deals in Columbus, hopefully should be able to close on one within the next 2-3 months if not sooner.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

However, I am renting to lower income people and when they lose their job there are plenty of renters to choose from.  

The JOBS act allowed people to advertise (it was a federal crime before).  

Typically for out-of-state investors, larger markets with more stable job and housing markets tend to be less risky.

I am targeting homeowners with dilapidated homes that need repair and offering to pay for the rehab and split the profits with them at the end of the project after the sale of the home. 

Most of them have offers and are under contract.

I just wanting to make sure he's not purposely overestimating material and then keeping it to use on other jobs.

They also offer a website builder to create your own website and you can also pay to upgrade and use other tools. 

Any thoughts on writing an LOI, or would you suggest an offer?
