You get a lot of the above in the process of obtaining a Real Estate license in many locales, and as a licensee you are generally kept updated on changes in the laws that affect your industry, either through required Continuing Education, or through local industry trade groups and pro-active business leaders.

Increase your neighborhood value, better tenants, etc.And please make sure the property you acquire has a correct certificate of occupancy with the city.  

If they want to do the work to obtain the benefit of the value add, they should do the work themselves. 

I was expecting obtaining financing after the fact to be the easy part.

As I see it, my two options are to either pursue my own license or partner with a broker willing to take on the liability of a PM company under their license:1) If I am to obtain my own license, I need two active years as an agent.
