$575K could get you a multi-family (or numerous multi-families, if not a small apartment complex) in some markets (not necessarily in Boston MA).

You are doing your 1st Duplex deal, house hacking and the numerous people on this board in some form or fashion tell you to take legal action, drop the transaction, don't honor the lease, and keep the less paying tenant.  

Some plans can be found at a material supplier as well (like a lumber yard).

Of course there are numerous paragraphs that vaguely excuse the seller from any costs associated with the home, and I'm sure these liens will fall into them.We shall see.

Personally when I write checks, I like the checks to be written in chronological order and for the check numbers to clear the bank in as close to numerical order as possible.

So I really encourage you to take a second look at your numbers to make sure the deal makes numerical sense.

I’ve read numerous articles on BP about making sure you are still doing due diligence (proper attorney review, home inspection, etc..)

Determining value through the appraisal process is an opinion based on numerous determine factors.

So some may end in the garbage and never have a chance.I've tried numerous times to approach this technique from different angles and have struck out.
