Generally, if you have lived in the place for 2 years of any 5 year period you don't pay capital gains on the first $250k if single or $500k if married filing jointly. 

You will need to file partnership tax returns (technically an 'information' return) and the LLC must issue a Schedule K-1 to yourself and your partners.

I have not filed for 2020 yet, but I imagine that I will have to pay short term capital gains!  

DO I still have to give a 3 day notice to file eviction if they don't leave

Hi I’m in the process of closing on my first multi family deal a duplex which I will be living in as well with my girlfriend and next year she wants to buy something or we can go in on something together but we don’t know if we want to flip a house or another multi family because she just filed bankruptcy last year and we don’t know what our options are for the next move so can someone please help me out cause I was thinking buy another building but she said a house anybody have any suggestions?

Esp when it's not much and your accountant can always adjust when it's filing time.

I was going through some old files and came across lists I purchased about 10 years ago.

My real estate partner and I bought our house in May and are currently filing our taxes with Turbotax. 

If a lender wants to sell the loan they better get it otherwise the loan may be undeliverable or unsellable if they Deliver a file with a old survey. 

To your point, someone who's missed mortgage payments and filed for bankruptcy isn't someone I'd want to rent to...I might as well just close on the house and kick her out at that point...because likely I'd have to evict her.
