If i ask myself what i am interest in, is multi family ranters.I could have passive income from more people, than going to single family homes.

Hey all, new member here.Doing BRRRR in Ontario, have four small multi-family (2 duplex and 2 triplex) so far.It looks like I'm going to run into an issue with getting bank mortgages soon.

However, given that we’re both military and a couple other circumstances, we have a bit more capital than a typical young-20s couple to invest so are also looking to buy a multi family (ideally quad or tri-plex) property that we can do some light rehab on and start cash flowing.

If you could give your numbers, I can rerun the numbers in my system.

Now that my property  is worth more because it is shooting off more income (on larger multi-family and commercial, value is strongly related to NOI - hence, you can significantly effect capital appreciation with minimal broad market influence), I can further raise the IRR by cashing out a refi or selling for nice profit.

Now I have a couple of opportunities: one is a multi-family residential property, the other is a multi-unit executive office property.For the sake of simplicity, let's say you have two properties.
