I am trying to have a mix of free and clear properties, and some with mortgage that I would either sell or pay off someday.

Should I sell the property, I would use the profit to buy auction property/properties or any good deal from a motivated seller.My strategy is to accumulate a mix of free and clear properties; and properties with loan with the purpose of selling some someday to pay off the rest.

So if your multi-plex is mixed use, the types of businesses will be highly influential in cost, and even if it is only a residence, an on site office can also effect coverage quite a bit because of owner's property onsite.

I've see no mixed reviews about them.

I've worked in tech for 20 years so I have a few opinions.

Without a doubt this is a HML deal as @Jay Hinrichs pointed out and it is a possible great return as @Charles Worth noted and the logistics of notifying investors might be a challenge,but with all the great tech software floating around they should have a stress program to handle these foreseeable problems.

Major Concerns:Unit Mix - all 1 unit apartments - small size / you will hit a rent limitRoofs - When was it last replaced Plumbing - Type of plumbing, galvanized pipesBathrooms - Leakage Water issues - pipes, leakage HVAC DrivewayMoldDon't under estimate the cost of the above 4. 

Or am I just mixing and matching concepts and off in the woods?
