Buyer makes escrowed funds non-refundable (except by seller default).Once the buyer has received clear to close and has escrowed non-refundable closing money, there's a minimal risk of the buyer backing out or not being able to get their loan.

That should minimize the time you are there, you won't have to do any mudding or sanding, and is much better suited to the environment.My guess is your tenant doesn't mind the mold b/c they don't want the rent raised, or possibly they just don't care, but aside from you not wanting that to spread and cause more damage, you also don't want them to have any reason to make a claim against you for not repairing it.
