Moving into a 4 family can be a rough experience, make sure you are mentally prepared. 

I actually still work virtually, running a mental health corporation I helped start there.

Its a pretty big purchase for me and I'm having a hard time making my first purchase (mentally).

It's exhausting.

It helps to gather mental laurels like this and keep them warm in your mind, whether to help with business or personal, but certainly when you are venturing into a new enterprise.I'll tell you what---if you want some perspective thinking the prices are high in Utah, come hang out with me for a little while in Boston and I will show you crazy deals that will send you back home whistling Dixie!

You can read plenty about systems but the biggest roadblock you'll probably face is mental. 

I would suggest that you educate yourself first before you make such a large investment with a "buy and hold" mentality.
