If she is wanting to walk away with 100k in cash then her best option is to list with a realtor but getting it sold in 2 months to a retail buyer could be difficult.

I do have savings to start investing but the extra $300k will give me a massive head start.

You're right there is a massive shortage

My own take is that tech as an industry has grown massively in the last 10 years.

You can imagine the massive amount of data it has to process nationwide, so the Zestimate can't possibly update in real time (only Zillow could tell you how quickly they update, but I imagine it takes at least 2-4 weeks to "catch up" to what the market is doing). 

Retail Sales.

It usually fits the zoning code and is fairly easy to retrofit from retail to coworking. 

People are almost always willing to help out another investor or realtor.The investor scene has been steadily growing, but that's because there's massive opportunity here.

No secrets to it compared to finding good opportunities in multi family/warehouses/retail/office/ etc.
