The seller may not be ready to commit completely, but if you answer all of his or her questions, and you outline what he or she needs to do next, you have a much greater chance of closing the deal than if you leave the conversation with loose ends.Follow UpIf a seller is not quite ready to commit, but seems receptive to your information, offer to follow up within a day or two.

If they had a bunch of medical bills from 5 years ago due to some unexpected catastrophe, their credit score will be hit and I might otherwise pass on a tenant who should still be a good fit.If you offer a free pre-screening so applicants don't loose an app fee based on the criteria, they usually opt to provide a free credit report printout.I sometimes make exceptions with a higher security deposit too.

You have to remember you are no the total owner, the taxpayer / oener has rights.What I don't know is;1) After the 3 years of a tax deed does the tax payer loose their redemption rights even where the investor is not taking any action on quieting the title or as I say "acting like an owner".2) When you look at the price offer from the state and they are basing it on a 2010 tax sale and it is now 2019, does this tax sale exceed the tax payer 6 years of redemption rights all together????
