I am not sure though how to find those kind of partners and how attractive that would be to others.Going the rental route seems like a good way for me to go also but I'm not sure if I can scale it and make it cash flow with the prices and interest rates.I would love to hear any thoughts or ideas on what I've been thinking.

I would take a look at AirBNB and VRBO to get an idea of amenities that others are offering.

One advantage of having the smaller properties and diversifying your inventory is that you will even out your cash flow over the months. larger properties tend to do very well over a more limited time period, while the smaller ones are more spread out.

I really like the idea of a multi family property in the Dallas/Ft Worth and surrounding area.

Essentially this came down to the lender having no idea what they were doing. 

MFH are more costly and  in most markets scarce, and can be harder to sell because of the limited buyer pool.
