@Dustin Beam if you are determined to take this tenant I would find a flat fee eviction lawyer now so you are ready when the tenant decides to put you on the list of creditors he/she views as payment optional.

For 506(c), have them get a letter from a 3rd party attesting to their accreditation status: CPA, lawyer, or RIA or a third party service provider.
