I would let them know that an eviction is not just another collection item on their credit and it will be a very large red flag for future landlords and other credit grantors.

You may want to visit your local real estate investment club and start networking.

You find them by networking (family, friends, BP, REIA meetings, colleagues, referrals).

Maybe an older house on land you could buy that eventually might be torn down and a new larger one built.You could also buy in a new subdivision stage zero and when finished out in a few years hopefully have some nice equity growth.I tend to not like areas that are EN VOGUE currently because of a stronger economy.

If you wanted to pursue purchases from estates you may be best networking with estate attorneys.
