Maybe you do a really good job with the first 10 houses and then some investor offers you enough cash to skip ahead several years on your chart.

But it is just physically to far away from my base of operations for my current business style. 

@Andrew KwiatkowskiI've thought about Fairmont and Clarksburg/Bridgeport, however as long as I have a full time job I'm not interested in looking that far away.  20 mins to Fairmont and 45 mins to C-burg/B-port doesn't sound that far away, but the inconvenience factor has steered me away.If I ever do this full time, I would absolutely look in that direction.

-Sub metering of utilities or RUBS-Renegotiating all operating expensesSurvey your residents and ask "What would make your living experience better here at _______" This will open the door for ideas and they use your creative to build on those suggestion and figure out how to solve a these problems your residents have.

Do i still have to keep my same job/profession?

I spent a great portion of my life in school and as such lost out on a lot of financial/investment opportunities since I was in school or in low paying jobs in order to gain experience.
