@Dede Christensen which island are you renting and what part?

My next project with that is going to be figuring out how to setup my own database to query the data.I'd like to be able to get the same data from Rhode Island but dont see site similar to retrieve it from.

They probably just aren't reporting, and you won't find out until they move out.I encourage tenants to report issues, I'd rather deal with a small issue than a big issue, and small stuff adds up consistently... imagine if there's a leak, wouldn't you rather pay a plumber $100, than deal with mold, and replacing floors/subfloors $1,000+?

The balance consist of small amount of rent, additional rent (late fees), extra extermination service expense and lawyer and filing fees, totaling almost $2500.

Its just a headache for the average citizen and no real consistency in why they make us 1099 an individual versus an LLC or Corporation.

Once you can consistently pick out the good ones, you will know you are ready.It is a great way to get going without risking money or your reputation.
