I've been nervous to get into the Denver market because of higher competition but I feel like it's time to jump in. 

I’m a little nervous as this would be my first investment.

I always get a little nervous when I hear of people quitting there 9 to 5 and living on savings while the ramp their real estate business up.

I agree with everything you said, just makes me nervous giving up that steady cashflow every month to grow bigger.

The reason I’m leaning towards it is I’m very new to this and a littler nervous to start so I feel they’d be able to help/ guide me in a-lot of different areas (Book-keeping, Finding good tenants, helping me find maintenance, rent collections etc)Then after I start to understand best ways to run it I could just get rid of the property manager, Thoughts?

I feel like sometimes we are nervous to ask the people we know especially since we are quite new, but I know we need to start telling more people what we are doing. 

My numbers are conservative but trying to adjust the rehab cost did make me nervous when arv already seemed on the high side and I don’t want the house sitting and eating profits. 

Not going to lie, I was pretty nervous before that, though.
