The property itself is in good condition; new roof 3 yrs ago, 3 phase elec, solid HVAC, 16ft drive thru, 2 roll ups, 2 docks. needs no current upgrades(technically, everything except roof, structure and parking lot is tenants responsibility).

Because of the arrangement, that's more or less who this person would be at the end of the day given that they would be responsible for more than 75% of your income. 

If I had a way to send a mass text to all my roofers individually asking for quotes, reminding them, etc.

The loan was guaranteed by 3 individuals (moral: just because the borrowers(s) personally guarantee the loan does not necessarily mean your chances of getting a full recovery improve).4 more to go.

I mention this because when you say you're a "new member with capital," you may hear from some individuals that wish to separate you from said capital.
