Hi Daniel, I would ask if they have completed a reserve study, when the last time was that they passed a special assessment and what it was for, if they have any upcoming capital improvement projects coming up, when the roofs were replaced, when the last time they painted (because if not in the past 8-10 years you may have a lot of leaks).  

If I am buying and holding, why don't I just find a good realtor who can find properties that need some improvement and rent them out?

Also there is an extreme shortage of jobs here.

I would even go so far as to say that wholesalers aren't even real estate investors, but instead work at a marketing job.  

What's better to find a job at all?

It worked out well and looking to get in the business full time once I retire from my high tech job.

Always better to do a good job of defining the things that are unique to your situation even if you use a standard agreement of some sort.

The rent you make from the rental unit barely makes a dent in the huge mortgage payment and then I become a landlord when I barely have enough free time between my family and job as it is.
