@Robert Leparulo4 parts of a deal to make a guideline on who gets what: 1) who is bringing the funding 2) who is doing the work 3) who found the deal 4) whos experience/network is being leveragedA good starting point is evening weigh each of those 25% each but its very subjective and based on your personal relationship.

Though I don't want to over invest in potential appreciation/ prospecting as it is still gambling, I wouldn't mind killing 2 birds so to speak by finding some good cashflow deals in an area that is likely to see good growth in the coming years.

Each historical neighborhood has it's own set of guidelines as to exterior paint colors and landscaping, but those can easily be navigated with proper paperwork to receive an approval letter.Other things to look for are foundation, water damage to sub floor in kitchen and bath areas, lack of insulation, etc.
