Hi BP,I've found a deal I'm vetting out for purchase, it's 3 Section 8 homes in Youngstown, fresh renovations, fresh leases, and the price is right.  

That being said, I've been rehabbing one unit at a time while I let my tenant lease expire then I move into their unit and rent out the fresh one. 

We need MORE inexperienced people to enter the profession, with fresh eyes, eager minds, and an appetite for hard work.

I'm witnessing it.Hope that brings a fresh perspective without too much controversy.

I took it upon my self to do all the work and saved a ton (demo, new floors and tile, stainless steel appliances, fresh paint and renovated kitchen/bathroom) it was a lot of work but I was done in about 2-3 weeks with some long hours after my day job.

It's best to capture your own leads because they will be fresh, and more easier to convert. 

Mention your spacious rooms, fresh paint, barefoot loving carpet and designer touches throughout. 

My second deal:While working in the home mentioned above I noticed a fresh "For Rent" sign pop up in the yard across the street.

I would prefer to pay off the HELOC and start fresh allowing me to avoid a future headache.
