@Saleh Riazi my default solution is cash for keys...but thankfully it has not happened that frequently...we offer $500 cash upon verification the unit is empty and in acceptable condition.

One recommendation that comes up frequently is that when you are finding people to work with (agent, GC, property manager, etc.) to go for ones who are themselves investors as they'll better understand your goals and help you achieve them.
