You might be able to get them out quicker via any squatting/trespassing laws since there is no agreement in place, but likely formal eviction is needed.As for trying to keep them, I would general recommend you don't.

Since the foreclosure crisis mortgage lenders have added a ton of security for themselves in the docs to hedge against future legal challenges and losses.You need to know if you are in a non-judicial or judicial state and based on age of the mortgage doc even if non-judicial if a "power of sale" clause exist in the mortgage docs.

So you might try asking your inspectors if either of those are options because it will save you the time/hassle of having to schedule a formal re-inspection.For things like "needs to paint exterior door two different shades", which isn't even an actual Section 8 requirement, I would just politely say to the inspector something like "Oh, I didn't even realize that was a requirement.

This letter again would state their balance but also that they have 3 days to pay before formal proceedings are started.This process shows the judge that you have made multiple attempts to collect payment and aren't being unreasonable.
