Also, once you sign that agreement they are required to put your interests above their own and any commissions are typically paid by the seller/listing firm, so there's not much to lose by signing the agreement.

I have been referring to Rosenberg law firm for foreclosures in MD and then Auction.com for REO auctions. 

Don't take that number as absolute, they will still need to walk the property to make it firm, but it will certainly help you make realistic offers from out of state. 

Sometimes properties come up in these areas that look great on paper, but I firmly recommend new investors stay away no matter how good the #s look.

Then I just started being more firm in my requirements, if they don't meet the basic criteria, then it is simply a rejected applicant.
