Yeah I’m a licensed/bonded general contractor that specializes in cabinetry and some finish carpentry.

Both have extensive websites with an extensive calendar of events.

The contractor who is motivated to finish the project on time and on a budget is so hard to find!

Your county should have a sheriff sale website...upcoming auctions will be listed...or give them a call...but confirm this property has not already been foreclosed.If it has, feel free to show up and bid against the lender at the sheriff sale.

For example, I'm working with a design firm and the designer is busting a contractors balls on submittal after submittal and memo after memo....citing details from a 300 pg. spec book, and requesting timely submissions of the smallest details, paint draw downs, casework, laminate finishes, flooring...you name it.

I always end up hiring a handyman to do the last 10% of the work, finishing it myself, or not getting it completely finished, which is definitely not an option on this very large job.

As far as your other point, house hacking is going to be my first priority (once it makes financial sense) for me once I'm finished with college next Spring.

Looks like some things have changed on the different department websites in the past year and we can't find this. 

Hello all,This is my first time here and I’m currently working on paying off all my debt (plan to be finished April of 2020) after that is done I’d like to purchase our first rental property.I’m wanting to use this time to learn as much as I can so when we do make the leap I have a solid foundation.My question is, does anyone have a To do list/ Checklist of things a person new to real estate should do before making that first purchase.

Over finishing, undiscovered issues, over charging contractors is exactly where much of the profit goes on bad or low equity investments.
