Get a good liability policy and the insurance company fights for you to protect from paying out.

If I had a tenant that just fell on hard times and couldn't pay I'd probably take a shot at it but if a professional tenant slipped through I'd fight a pro with a pro and hire an attorney. 

I have at least one tenant per park that I am always fighting with about paying rent.2.

That’s my continued fight with this horrible forum formatting software that throws my cursor up to the 2nd line everytime I hit return with a period and then a couple spaces and then another period.

If the applicant is already fighting you on this just think about how this applicant will be as a tenant.  

We fought it and won easily, but if we didn't fight it, I have no doubt our bank would have credited her bank the requested amount. 

If the unit wasn't painted in the time you were there, and you didn't do anything specifically negligent like the above example, I would definitely fight that finding.

I feel like these specific people are going to truly take me through a course of fighting me to get out. 

And from a business perspective,  obsessing over and fighting every mark to save a few bucks here and there is detracting from a growth mindset.Totally on board with you.
