Everyone that is over leveraged goes underwater and those of us that were responsible go on a feeding frenzy with the foreclosures.

I hope you left your job in good terms so once you have systems in place and it’s almost automatic you can jump back in the workforce, such a transactional business needs you to feed it cash and structure

The good property is constantly feeding the marginal or dog of a property the owner cannot get rid of so instead of doing very well they are treading water.I would rather buy 3 really great properties a year then buy 6 to do volume and then those take away from the other 3 and create a lot of stress and headache.

The people I feel sorry for are the ones taking their whole checks and hoping a 1 in 300 million plus chance happens and now they can't pay their bills or feed their families.  

I never defaulted on anything, but I remember one month I had literally no money to buy feed and basically lived of spaghetti and bananas despite an executive income.

In Baja we're technically on city water, although it feeds out community, which also has a back up reserve system of three days.

My access road that fed 4 houses currently feeds a dormitory and 4 houses with 3 more possible.  

I also have no sympathy whatsoever for drug addicts that are doing their drugs in the open, leaving their dirty syringes on our sidewalks and in our parks, and commiting crimes to feed their habit. they should be in jail.

Based on my goals I'm targeting immediate cash flow so that I don't have to feed an investment each month out of pocket.
