I'm about to close on a house at camp lejuene and I want to factor in the risk. 

Keep in mind the EPA doesn’t factor your ability to pay when levying penalties.

If someone comes out and contests the sale, that will drive up costs significantly.

They want me to sell them that house through owner financing factoring in the down payment.

Also I know holding costs depend on different factors but even going as high as potential rent + expenses per month make the numbers seem tight.

For those who choose to buy property without purchasing owners title insurance, the type of deed used and the ability of the person making any warranties to back them up is a huge factor in the safety of your investment.

Then factoring in potential mold and insulation... you know where this is going $$$$.On the upside however, we have updated plumbing, electric (supposedly, without inspection yet), all new windows, and overall a practically turn key house besides the things mentioned above.

To piggy back off of Joe Homs I personally like driving my target neighborhood and identifying “ugly” homes in a neighborhood.

We each use a piece of each other's land as a shared driveway to drive into our separate properties,  and park in the back.
