Hi Shaun,It will just come down to the arrangement you have with the investor.I have had numerous people wire funds into my business account when I was doing JV deals.They can also wire funds into a nominated attorneys trust account or if they are buying a property it would go into the title companies trust.Just depends.You might run into with issues when completing the wire.

I let them out of their lease, but the situation was not resolved until I tracked down the out-of-state owner of the property (actual property manager would not do anything), and let him know I was having huge problems with his tenants, numerous police reports filed, that his property manager was doing nothing, and something needed to be done or I'd hold him liable.

Duplex's can and are generally in urban cores and very tough... this situation could play out often for you no matter who your out of area rep was who the rehabber was and who the PM is.the main issue though is you having to go through the learning curve when the out of area rep admits his clients went off the reservation are you the only one.. or did this happen to numerous people... its nice that its recognized and they are fired.. but its the pits for those effected..
