@Chris Seveney, we own one investment property and have some money in retirement, but we just started saving so its not a large amount yet, so I wouldn't say we have a ton of assets at this point.

I would recommend the cleaners do a steam mop clean when they have some extra time.We have the LVP Mohawk flooring I put in, in the kids bunk room.

I rather fix the damage, have the neighbors insurance pay for it, and find a new Buyer once the issue is resolved.The important question is: After I say NO to the requested discount, if the Buyer decides not to proceed with the purchase, would the Buyer be entitled to receive their earnest money back or should I?

I have funded quite a few Tax sale purchases on bare land in FLA and my clients I lent money to did well with them.. but they are spot lots. and they sold pretty quick on the open market not sure having habitat as a buyer is any bonus for U.

What probably doesn’t help also is that we will be using hard money which eats into profits and so getting that better deal seems to be harder compared to investors that have cash.
