Also, I would take one of the statements that comes to the home and call the attorney as you have done and get the mortgage companies info and try and speak with someone even though without an authorization to release info you will not get far.I would do a search in the county tax records and find out where the owner actually lives and I would send her a certified return receipt document for damages.

Seller may extend closing date if necessary.If i send my contract to the seller they sign and fax back and i sign two days later, and leave money with the title co on the third day does it become ratified the day i sign, or the day I leave earnest money?

That protects me from any workers getting hurt (I demand they carry their own insurance and sign a release of liability, but still get the insurance anyways).Any assets, property or cash, existing inside a LLC is at risk.
