Find a reputable investor in your market and work for them.

I hadn't been thinking about SFHs just because my husband and I were thinking we might as well go big if we go for it, but with your advice and in running numbers I am seeing we should definitely explore that space more.How did you guys start to make connections with realtors and contractors when you were just getting started?

You also don't need to have the experience or reputation necessary in bigger deals.

Make sure that the content you put out helps lend your brand an expert, authoritative, and trustworthy reputation.

At this point, i want to buy more properties in that area, they cashflow really well and now that i have contractors, a property manager, and reputation in the area I see some potential.That being said, I think you need to determine the return you are wanting in an investment property, do you want to create a business and processes around building a real estate portfolio or do you want to interview people and find a partner on the ground that you can trust and work with? 

Reputation matters, so you should get referrals from active investors in your market before working with any HML.
