It seems best practice right now is to work out a payment plan and also put the tenant in touch with any state, county or city support available to tenants to help them pay rent.

We copied this from the mortgage industry practice of late fee charges. 

If not, renting by the room probably isn't practical.

Not sure if this is common practice but it made sense to me.

I’ve seen quite a few websites that haven’t invested in SEO, but are still ranking high for specific keywords and getting traffic because they’re consistently putting out high quality content.This is absolutely something you can do yourself - it just takes a while to really learn the basics of SEO, and then a little while longer to get up to date with best practices because almost every training resource will be out of date (Google updates their algorithm SO frequently).

That's how it works here in Nevada anyways and I assume it would apply there as well but you may want to ask someone specifically practicing in Texas. 

To practice social distancing, I prefer to not meet them in person.

Until then, this is a fantastic exercise in worst case scenario planning, and we will all come out better and smarter for having been through it.

Also, they will limit your rehab cost budger/amount ( If they are practicing good business morals, a HML won't/shouldn't let a newbie get in over their head with regards to rehab, unless they want to foreclosure on you, which is sad but true).
