Renters are picky, and expect updated units, no nasty carpet, or dirty looking units, plus you will get a better quality tenant.

But Randy Richter is an excellent realtor who has helped us purchase our rental houses in Cedar Rapids.The rental inspections are fairly thorough, but not unreasonably picky in my experience.

You also need to assess area rents, as well as understand what your finished target should be - quality grade, amenities, etc.

The school district is excellent and the rental comps are fair on par with comps in the area as pulled from my realtor. 

If you always provide quality work and effort you will win out in the long run.

This park appealed to me because of its quality location, attractive demographics, and the fact that it is just so much harder to find parks these days with so much investor capital on the sidelines chasing the same product. 

You can become excellent at analyzing SFH in a matter of weeks if you're diligent.
