Let a future buyer deal with the mini split an electrical panel upgrade if they choose too.   

The anonymity isn't near as big a deal as people make it out to be. 

I would not cancel the deal- I would allow the seller to do his thing, then schedule a final walkthrough  and bring a 3rd party with me (contractor, handyman or inspector). 

Any suggestions on how to best structure the deal in order to put down less cash or be able to take the cash out if I buy it low enough?

I like double siding not even for the money but because the deal runs SOOO smoothly and you can get a deal that makes everyone happy knowing what each side wants.

I believe in nj I have to work under a broker for 35 deals befor I'm allowed to go off on my own (not quite sure).

really the only thing in common with them is the homes are Mobile.MHP much easier to manage day to day.RV park lots of management issues also with RV the chems in the RV's are strong and it can affect how you deal with Grey water and sewage.. many RV parks though turn into MHP if the authorities just let the RVS stay and never move..
