It was a game changer for me when my traditional financing options dried up!

The software analyzes 3 sets of data:1 - Sold Comps2 - 4Sale Properties3 - Rental CompsI designate an area (can be as small as 1 square mile...a micro-market).I establish the range of sq ftg I will be using (i.e...1000 - 2500 sq ft), then the software groups the comps (all three sets of data use the same sq ft ranges) in sq ft ranges. 

Having learnt the game from SFR, I am preparing myself to offer and invest in mutifamily properties so I can achieve some scale and cash flow.

Looking to break into the investing game with some fix and flips.

Have an opportunity to potentially purchase a shopping center/strip mall type situation with established renters.

I would preform a walk-thru once you have the unit and photograph the place to establish a benchmark of the conditions.

So cash flow is the game there.

We’re just getting started into the game and we feel like Atlanta is a better place for us to get started.

Any advice for marketing a property to buyers with no established buyers list will and is greatly greatly appreciated.
