Especially a house in Tahoe....there is snow removal, BMP and other environmental costs/headaches that go with a property up there.  

Plus, laundromats suffer from environmental issues as well that can reduce the value of the property. 

Sure, eliminating the debt is one step but your housing costs are probably the largest component of your personal finances.

Once the property is under contract have it inspected to determine the current condition and life expectancy of all major components and appliances. 

We are currently consulting on a redevelopment of a large hospital site, and one of the central pieces of our plan is to have a co-working/co-living component on the site.

I know there is a component of "won't know till you apply" to both these questions but hoping to get some insight from folks who have seen a lot of mortgage applications.

So my question is besides legal, title and environmental inspection, what other contingencies would you require, and if we're "all in" on the deal, is there a danger to agreeing to a high DD fee to try to win the deal?
