CIAS (Certified Investor Agent Specialist) is a designation that agents who work with investors can get.

They can be complicated and are rather pricey but if the numbers work and are structured correctly they are designed for exactly this type of situation.Basically a land ease of at least 30 years in duration if structured correctly can be viewed as being real estate itself.  

Freestanding is the "in thing" right now and most designers, particularly in the modern and contemporary market, will tell you this.

Much less than some of the suggestions here and plenty of  useful designs.

Welcome to BP Charles.Need to search the multi threads and begin reading, there will be tons of information to digest.If you're new to RE, start off with a text book available on Amazon designed for agents to take their exam, you need to know that stuff, the basics of RE.Go through the site and the headings for topics, you can ask specific questions in the appropriate thread, there are feature that alert those that monitor those threads, at least some of us do.

I dont think you should discredit someones opinion based on their lack of properties (compared to you) on a website designed for learning about real estate.

Underwriting is practically non-existent as to the needs of a seller and borrower, RMLOs will be looking at conventional guidelines and the new regulations are designed around conventional underwriting as well.
